Concrete Reconditioning in Kelowna This Spring! And What Saskatchewan Homeowners Should Know

This March, Andrew from Prairie Curbs & Surface Solutions has been working in Kelowna! He's focusing on stamped concrete reconditioning, along with wash and reseal maintenance services! While the scenery might be different from Saskatchewan, the concrete problems are very similar!

The Types of Concrete Work We’re Doing in Kelowna

Right now, our focus has been on full stamped concrete reconditioning, wash and reseal maintenance services for patio, pool deck, and driveway refreshes! Most of these surfaces don’t need to be replaced. They just need to be properly restored and maintained, something that we specialize in and are able to provide.


The Most Common Problem: Failed Sealer

By far, the biggest issue we see is failed sealer. When sealer isn’t maintained properly, it begins to break down. Once that happens, it doesn’t just lose its look, it stops protecting the concrete underneath! So many customers think that they need to replace their concrete - that is not the case! We can get it looking new again.


What Failed Sealer Looks Like:

  • Cloudy or uneven appearance

  • Discolouration

  • Dull or patchy finish

  • Poor surface protection

At that point, the best solution is NOT to add more product on top.


The Right Way to Fix It - The PCSS Way

The only long-term solution is to fully remove the failed sealer and start fresh. We do this using our media blasting process, which removes all compromised product, opens the pores of the concrete, and prepares the surface for proper bonding. Once that foundation is set, the new sealer performs the way it’s supposed to.

A Real Example from Kelowna

One recent project we completed had:

  • Heavy sealer failure

  • Poor visual appearance

  • Little to no protection left on the surface


What We Did:

  • Media blasted the entire surface

  • Removed all failed sealer

  • Cleaned the concrete down to its pores

  • Applied a new, properly bonded sealer


The Result:

The transformation was fantastic! We are so pleased with it, the surface now looks clean and consistent, and more importantly, it’s set up to deliver long-term performance with simple wash and seal maintenance.




The Biggest Mistakes Homeowners Make

We tend to see two extremes when it comes to concrete maintenance:


1. Not Maintaining Sealer

Some homeowners don’t realize that sealer needs to be maintained to keep the surface looking good and protected.

2. Over-Applying Sealer

Others go the opposite direction and apply too much, too often - which can actually cause problems.

There’s a sweet spot: not every year, but not waiting 5+ years. We can help guide you through this! Another common issue is using incompatible sealers, which can lead to failure even faster. There are many different issues that we see out there - but the good news is that we can blast it down to a clean surface and refresh it from there.

How Often Should You Wash & Reseal Concrete?

There are a lot of variables:

  • Sun exposure

  • Vehicle traffic

  • Foot traffic

  • Rainfall

  • Pool decks vs patios

But as a general guideline, we recommend a proper wash and reseal every 2–4 years This timeline will keep your concrete looking great and performing properly long-term.


How This Applies Back to Saskatchewan

Even though we’re working in Kelowna right now, the issues we’re seeing are very similar to Saskatchewan. Whether it’s sun exposure, moisture, or seasonal wear, concrete behaves the same way and so does sealer failure when it’s not maintained correctly.
